			<content:encoded><![CDATA[<p>Now that sale prices have been rising, more and more home owners are finding themselves <em>way</em> above water.  As summer approaches we  are starting to see more homeowners putting their homes on the market to sell.  The real estate market in <a href="http://www.zielinskiteam.com/pleasanton/">Pleasanton</a> market saw it&#8217;s housing inventory  jump 72% in April, with homes priced under $1 million leading the way!  Although the inventory was at its highest level in April in over a year, it unfortunately still remains below normal numbers.</p>
<p>The overall level of inventory increased by 31 homes in April, from 43 at the end of March to 74 at the end of April.  Inventory was still 31% lower than it was this time last year.  Pended sales dropped 16 units during April to 53 .  The result was that inventory relative to pended sales more than doubled, from .6 months at the end of March to 1.4 months at the end of April.</p>

<p>The inventory of homes priced under $1 million shot through the roof to 209% in April, from 11 at the end of March to 34 at the end of April.  37 sales pended in this posted in April, an 18% decrease from 45 in March.  Inventory relative to pended sales nearly quadrupled to .9 months, from .24 months at the end of March.  Homes in this price range accounted for 46% of all homes for sale in <a href="http://www.zielinskiteam.com/pleasanton/">Pleasanton</a> at the end of April, up from 26% at the end of March.  70% of April’s pended sales were in this price range, not much of a change from 65% in March.</p>

<p>20% of Pleasanton’s inventory were homes priced between $1 million and $2 million.  They were also 25% of pending sales for April, although both numbers down from March 26%-28%.  There were 15 properties were for sale in this price range at the end of April, four less than at the end of April.  Pended sales fell from 19 during March to 13 during April.  That left 1.2 months of inventory in this segment at the end of April, up from .6 months at the end of March.  Still, pending sales were higher than the inventory at the end of the month, showing that the market remains strong.</p>

<p>The inventory of homes priced over $2 million also increased in April, although not as much as the other segments.  Four more homes were for sale at the end of April (25) than at the end of March (21).  Pended sales fell from five in March to three in April.  Inventory relative to pended sales nearly doubled, form 4.2 months at the end of March to 8.3 months at the end of April.  34% of Pleasanton’s inventory and 6% of pended sales were in this segment in April.</p>

<p><span style="color: #ff6600"><strong>Last Week&#8217;s Mortgage Rates Recap</strong></span></p>
<p style="text-align: left">Last week we ended the week with significantly better mortgage rates than we started &#8211; depending on the lender it was anywhere from .125% to .250% improvement to mortgage rate on the average loan. After so many weeks of rates being in a tight range with little improvement, what drove the rally? The short answer is the drama in North Korea and their threats of attacking the US and South Korea. It was exacerbated as well on Friday with a decline in employment data, which was a big market mover.</p>

<p><span style="color: #ff6600"><strong>This Week&#8217;s Mortgage Rates Forecast</strong></span><br />
<strong><span style="color: #ff6600">Risks Favor:</span> <span style="color: #ff0000">LOCKING</span></strong></p>
<p>With the rocketing performance in the MBS (Mortgage Backed Securities) market, and the resulting improvement to rates, how can we possibly suggest to lock? Simple, it&#8217;s because of those exact reasons. We have seen a sudden improvement in rates driven by economic data that was a surprise, as well as global news from Korea. We now find the market in a situation that is poised for a reversal. Just like a good gambler knows when to get up from the table, a smart consumer knows when it is a good time to take the deal that is on the table, and it appears that now is that time.</p>
<p>This week for any consumers who are less than 30 days from closing, you can float very cautiously because you have time to act and recover if we see a sudden reversal. However anyone that is closing within the next couple of weeks should really consider locking, because the chance of seeing this rate improvement slip away is higher than the chances of seeing continued improvement.</p>
<p><span style="color: #ff6600"><strong>BOTTOM LINE:</strong></span> If you aren&#8217;t closing for awhile, let&#8217;s see what the market does and maybe we can see even a little bit more of an improvement. However, if you are closing within the next couple of weeks, or you simply like the rates you&#8217;re looking at now, lock in these low rates and don&#8217;t look back.</p>

<p>March’s average list per sqft. was $339, up 6.6% from $318 in February.  The average sold per sqft. for March posted $347, a $22.00  per sqft. increase from $325 in February.</p>
<p><span style="color: #ff6600">Good news regarding homes over $1 Million:</span></p>
<p>March had a huge increase in homes sales over $1 Million vs February&#8217;s with a total of 10 units sold compared to 3 in February.</p>
<p>Of the 59 closed sales in March, 7 were distressed (short sale or  REO).   February’s sales were on  the market for 30 days, on average, compared to 12 days for March’s  sales.</p>
<p>San Ramon’s inventory is at a six year low for March,  posting only 37 detached homes for sale compared to 193 at the end of March 2006.   Inventory is approximately 71% of what it was this time last year.</p>

Little Skillet serves southern  staple favorites done right.  If you like fried chicken and waffles, then this is your place.  It&#8217;s a  walk-up counter with  a menu of chicken &amp; waffles and great soul food.  It&#8217;s a walk up style joint with limited seating and parking can be somewhat of a challenge.  However, the food is out of this world!</p>

The app’s called <em><a href="http://www.park.it/index1.jsp">Park.It</a></em>, and it’ll help you find the nearest legal parking spot (and help you avoid getting a ticket while you’re there), available now.</p>
<p style="text-align: left">Think of this as a one-man space spotter/ticket fighter/copilot&#8230; that fits in your pocket.</p>
<p>Here’s how it works. As you’re heading out, type your destination into the app. You’ll then see a map of nearby spaces—green circles mean a free spot, yellow circles mean you pay (the approximate rate’s inside the circle), red circles mean no parking. (Pro tip: you can hide the red circles, unless for some reason you like getting towed.)</p>
<p>After you find your spot, tap on the corresponding flag and the app will list when street cleaning is, when/if the meter restrictions start and whether it’s a tow-away zone. If it’s on enough of an incline that requires you to curb your tires, it’ll tell you that, too.</p>
<p>Finally, it’ll sync with your calendar to alert you when you need to move your car or feed the meter again.</p>

			<content:encoded><![CDATA[<p><a href="http://www.zielinskiteam.com/danville/?optout=true">Danville</a> had 44  detached homes that sold in the month of March, up 33% from 33 in February.  The median  sold price for March came in at $896,250, up $71,250 from $825,000 in  February.</p>
<p>The average price per sqft. in March was higher than it was in February.   March’s average list per sqft. was $387, up from $338 in February.  The sold  per sqft. for March posted $392, a $57.00 per sqft. increase from $335 in  February.</p>
<p>The higher end market had a Jolt In March, selling 13 units over $1 Million compared to only 5 units sold in February.</p>
<p>Of the 44 closed sales in March, 5 were distressed (short sale or  REO).   This is down from 6 units in February and 7 in January.  March’s  sales were on the market for 18 days, on average, compared to 46 days  for February’s sales.</p>
<p>Danville’s inventory is at a six year low for March posting only 72  homes for sale. Currently, the inventory has approximately 0.7 of a month&#8217;s supply.</p>

			<content:encoded><![CDATA[<p>The Greenbrook, Shadow Hills, Danville Station, Danville South, and Sycamore neighborhoods of <a href="http://www.zielinskiteam.com/danville/?optout=true">Danville </a>had 2 active listings for the month of March,  541 Ferncroft Ct. and the other on 27 Leeds Ct.</p>
<p>There was a total of 9 sales that posted for the month of March, up 50% from 6 in February.  The median sold price for March came in at $882,000, up  from $754,500 in February.</p>
<p>The average price per sqft. in March came in higher than February as well.  March’s average list per sqft. was $354, up from $353 in February.  The sold per sqft. for March posted $364, a $22.00 per sqft. increase from $342 in February.</p>
<p>Of the 9 closed sales in March, 1 was distressed (short sale or REO).  March’s sales were on the market for 21 days, on average, compared to 36 days for February’s sales.  137 Francis Ct. closed $95,000 over the asking price!</p>
